Buying at auction may seem intimidating for some but the process is actually very simple. We offer multiple sellers options so the type of auction may be a 1.) live public auction, an 2.) internet only auction or 3.) a sealed bid auction. In either case we are collecting bids for the seller to consider, it's only a matter of how we are collecting the bids. When you know the type of auction it will be subdivided into two types Reserve or Absolute. With a Reserve Auction the seller reserves the right to reject the high bid at the end of the auction if it does not meet their bottom dollar. With an Absolute Auction the seller has agreed to accept the highest bid regardless of price. Very often our seller reserves prices are below market value to ensure a successful auction leaving bidders with a sense of confidence in the auction process and in some cases a tremendous value to the buyer.
When you find an auction property that attracts your attention its best to call the auctioneer and discuss the property and make an appointment to see the property. As the buyer you are encouraged to do your due diligence and learn everything you can about the property prior to bidding. Most of our sellers are willing to consider all pre-auction offers so if you find a property that is your dream go ahead and make an offer or wait for the auction and bid in any of the ways that are available. Most live auctions offer phone bidding where you do not need to be present. Our onsite auction representatives can bid for you while you listen live over the telephone. Absentee bidding is also available for live auctions. With absentee bidding you can submit your bid on paper prior to the auction and the auctioneer will bid for you at the auction.
