BIDDING METHOD: This property will be sold by the acre and the winning bid will be multiplied by 33.7.  All bids are subject to seller confirmation.

EARNEST DEPOSIT: 20% will be due and non-refundable from the buyer upon becoming the successful bidder at this auction event.  The remainder will be due upon closing on or before August 18th.

CLOSING:  Closing will be held on August 18th or before.

PURCHASE AGREEMENT: The successful buyer(s) will enter into a purchase agreement with the sellers the day of the auction event. 

AGENCY: Whitetail Trophy Properties is a real estate brokerage licensed in Illinois and represents the seller.

FINANCING: Your bidding is not contingent upon financing, all bids must be cash bids.  All financing must be arranged prior to the auction event.

TAXES: All taxes will be prorated to the date of closing.

EASEMENTS: Subject to all easements, covenants, and restrictions in place.

This auction will be held in conjuction with an estate sale that will be held at the city park in Mondamin Iowa.  The estate sale will begin at 10:00am with the real estate being sold at 1:00pm at the same location.

The city park in Mondamin is located east of the railroad tracks, one block north of Highway 127 or the intersection of North Vine Street and Elm Street.
