BIDDING METHOD: This property will be offered in one tract.  Bids will be dollars per acre and multiplied times 160 to reach the final purchase price.

INCOME AND PAYMENTS:  All CRP income will be divided according to FSA rules and current CRP contract.

EARNEST DEPOSIT: 10% will be due and non-refundable from the buyer upon becoming the successful bidder at this auction event.  The remainder will be due upon closing September 29, 2009 or before.

PURCHASE AGREEMENT: The successful buyer(s) will enter into a purchase agreement with the sellers the day of the auction event.

FINANCING: Your bidding is not contingent upon financing, all bids must be cash bids.  All financing must be arranged prior to the auction event.  All online bidders must provide proof of funds to bid online.

MINERAL RIGHTS: All mineral rights will transfer to the buyer.

POSSESSION: Full possession will be given at closing.
