BIDDING METHOD: This property will be offered in 2 tracts of 100 acres and 80 acres.  Bids will be dollars per acre and multiplied times the number of acres you are bidding on to arrive at the final purchase price.

• Tract 1 is 100 acres m/l
• Tract 2 is 80 acres m/l
• The property will be offered as a choice of tracts.  The successful bidder can take tract 1, tract 2 or both tracts.  If the buyer chooses only one tract, the remaining tract will then be offered. 

EARNEST DEPOSIT: 10% will be due and non-refundable from the buyer upon becoming the successful bidder at this auction event.  The remainder will be due upon closing October 30, 2009 or before.

CLOSING: Closing will be held on October 30th or before.

PURCHASE AGREEMENT: The successful buyer(s) will enter into a purchase agreement with the sellers the day of the auction event. 

AGENCY: Whitetail Trophy Properties is a real estate brokerage licensed in Iowa and represents the seller. 

FINANCING: Your bidding is not contingent upon financing, all bids must be cash bids.  All financing must be arranged prior to the auction event.  All online bidders must provide proof of funds to bid online.

TAXES: All taxes will be prorated to the date of closing.

CRP PAYMENTS:  CRP payments will be prorated according to the current CRP contract and rules. 

POSSESSION: Full possession will be given at closing.

EASEMENTS: Subject to all easements, covenants, and restrictions in place.

Property Location: The farm is located north of Magnolia Iowa on Laredo Avenue, just north of 194th Street on the west side of the road.  A large sign marks the entrace to the property.  When you see a large cell phone tower the property is just north of the tower on the opposite side of the road.

Auction Location:  The auction will be held on the property rain or shine.
