·     great deer and turkey sign throughout property

·     awesome terrain for deer, big deep ditches, wooly ridges for bedding cover, and secluded open areas for planting food

·     definitely the bedroom for the surrounding area

·     lots of marketable timber, oak and walnut

Comments by Gabe Adair- This is that timber tract that so many people ask for, it has some open space for planting but mainly consists of cover. I used to own a property a lot like this one (not far away) and it had an old mineral mine on it like this one, there is something special about those properties with the old mines on them because for the deer that live there they are getting mineral 365 days a year. Every time they eat or drink something it is pumping mineral into them, and in my opinion that is why you get those huge bucks that run around. This is without a doubt a tract you could harvest giants every year

Tract 2

·     131 acres more or less (95 tillable, 29.9 CRP)

·     5 mins north of Centerville Iowa, 1.5 hours south east of Des Moines Iowa

·     CRP annual income $4203

·     utilities available, water (well at house 7 yrs old), electric, and phone

·     rural water approx. 300 yds up road

·     house on property needs work, or would make for a great building site for new home or cabin

·     great access but located at the end of dead end road

·     very productive tillable ground

·     the ground is very clean and well kept

·     Chariton River makes the entire west boundary

·     Deer and Turkey sign abundant throughout the entire farm

·     area has great whitetail genetics (see pics below)

·     proven trophy producer (see pics below)

·     there is an old ox bow in the middle of the farm that has grown up into PRIME bedding cover & is surrounded by timber

·     some mature walnut and white oak timber

·     entire farm serves as a travel corridor for all the surrounding big timber tracts

·     awesome pinches to ambush giant whitetails

Comments by Gabe Adair- This is great combo farm! You’ve got the awesome tillable and CRP buffer strips for income with some great river bottom timber to hold and harvest the giant whitetails this area is well known for.(check out the pics) The home site could easily be fixed up and would make for a great secluded place to live or just a great “get away”.

AUCTIONEERS COMMENTS:  Here is a great combination of two tracts.  Good highly fertile land on the tillable tract with excellent CSR soils and an incredible hunting tract just 1/2 mile apart.  Gabe is a well known Land Specialist in southern Iowa and an accomplished guide and hunter himself.  His knowledge of southern Iowa's deer woods is credible and when Gabe tells me this is the right kind of property I know he is right.  Just look at the bucks in the photo gallery for this property!  That alone tells the story about this property.  The seller is committed to selling this farm and will sell absolute, regardless of price.  I hope you'll join us for the sale and if you can't make it feel free to submit an absentee bid by calling me at 712-592-8965.  If you wish to bid by phone we can accommodate you as well.
